How an underpinning project runs

Evidence gathering
Existing reports, photographs, movement history and property details establish whether underpinning is even the right conversation, some enquiries resolve into lighter remediation.

Geotechnical work characterises the ground; the structural engineer selects the method and produces the design, sequence and inspection schedule the works will follow.

Priced scope
Quotation against the engineer's design, itemising provisional quantities such as excavation depth or pile length, with the assumptions and exclusions stated in writing.

Staged works & certification

Questions people ask before underpinning
How do I know underpinning is actually necessary?
Only investigation answers this. Underpinning is warranted when a footing cannot reach or keep adequate support and lighter measures (moisture correction, drainage, localised repair) cannot restore it. A structural engineer with geotechnical data behind them makes that call; a sales inspection is not the same thing.
Which method is right for my house?
The ground decides more than the house does. Shallow competent material favours mass concrete pins. Deep or unreliable profiles favour screw piles. Loosened soils and slab voids at moderate depth suit resin injection. The engineer's design weighs depth, access, moisture, structure and budget together.
Do we have to move out during the work?
Usually not. Most residential underpinning proceeds from outside or beneath the building in staged sections, and homes remain occupied. Noise, access restrictions and short service interruptions are realistic expectations; vacating is generally reserved for major structural cases.
Will underpinning close up the existing cracks?
Its primary job is to stop further movement. Some designs include controlled lift that partially recovers levels and narrows cracking, but full cosmetic recovery is a separate repair stage after the structure is stable. Expect the design to say explicitly whether lift is intended.
What does underpinning cost in Sydney?
It is priced per designed element (per pin, per pile, per treated zone) so totals swing with depth, quantity and access. Any figure quoted before investigation is a placeholder. A design-based quotation with provisional depth rates is the honest format, and it makes competing offers comparable.
Is council approval required?
Sometimes. Depending on the scale, method and context (boundaries, heritage areas, excavation depth) underpinning may proceed under exempt or complying development provisions or may need a formal approval pathway. The design stage identifies which applies to your property rather than guessing.
A structure showing sudden movement (new wide cracking, doors bursting their frames, walls leaning or floors dropping) should be treated as unstable until an engineer says otherwise. Keep clear of the affected section, do not excavate beside distressed footings, and seek immediate structural advice.
