Screw pile underpinning

Where good ground is deep, excavating to it stops making sense. Screw piles, helical steel shafts installed with hydraulic torque motors: reach founding strata many metres down, and the recorded installation torque gives the engineer a live proxy for load capacity at every pile. Brackets then tie footing to pile, and the structure's load moves to steel.

Timing

When it's needed

Deep fill, soft alluvial profiles, and reactive clays that stay unstable well below practical dig depth all point toward piling. Screw piles also suit tight sites: the equipment is compact, spoil is minimal, and vibration is low compared with driven alternatives.

A structure showing sudden movement (new wide cracking, doors bursting their frames, walls leaning or floors dropping) should be treated as unstable until an engineer says otherwise. Keep clear of the affected section, do not excavate beside distressed footings, and seek immediate structural advice.
